    The West Midlands was the only region to record year-on-year price growth, with a volume-weighted average of £299,014, up 0.3%. Average monthly rents rose 5.3% to £909, and gross yields expanded to 3.82%, up 0.13 percentage points. Price movements were mixed, with CV and DY recording strong gains while WR, HR, and SY fell.

    DY rose 7.1% to £287,677, CV gained 6.4% to £344,765, and WS increased 5.1% to £301,943. WV recorded a large apparent rise of 23.6% to £313,632, though this reflects a small sample of transactions and should be treated with caution. On the other side, WR fell 7.1% to £327,189, HR declined 6.9% to £308,722, and SY fell 6.1% to £288,774.

    Rent growth was broad-based and strong across the region. WV led at 9.0% to £924 per month, followed by WS at 8.2% to £953 and ST at 6.5% to £794. CV rose 3.5% to £1,079 — the highest average rent in the region. HR recorded the weakest growth at 3.0% to £814 per month.

    ST recorded the highest gross yield at 4.22%, followed by B at 4.13%. The largest yield expansions were in ST (+0.44 pp), WR (+0.42 pp), and HR (+0.30 pp). CV and DY both saw marginal yield compression as price growth outpaced rent rises. HR (3.16%) and SY (3.22%) were the lowest-yielding areas.
