    2.1 London — London

    The London property market recorded a volume-weighted average price paid of £621,840 in August 2026, a decline of 9.8% year-on-year — the steepest fall of any English region. Average monthly rents rose 2.8% to £2,075, and gross yields expanded to 4.01%, up 0.41 percentage points. Price movements were predominantly negative, with inner and prime London postcode areas registering the sharpest falls and a handful of outer London areas recording modest growth.

    Price declines were concentrated in inner London zones. W recorded the sharpest fall at -28.5% to £805,236, followed by NW at -19.2% (£789,738), EC at -17.3% (£659,016), and SM at -14.9% (£451,895). KT fell 12.2% to £652,169 and SW declined 13.0% to £824,276. By contrast, three postcode areas recorded price growth: HA rose 4.9% to £648,005, BR rose 3.3% to £605,153, and RM edged up 1.5% to £435,808. TW and UB were both marginally positive at +0.3%.

    Rents across London rose modestly overall. EC recorded the strongest growth at 5.4% to £2,840 per month, followed by SE at 4.5% to £2,133 and EN at 4.0% to £1,803. N rose 4.0% to £2,323. KT recorded the weakest growth at 1.1%, while W and WC both grew below 1%. The highest rents were in W (£2,947), WC (£2,948), and SW (£2,770) per month.

EC reached 5.17% and E rose to 4.81%. SM expanded the most on a like-for-like basis, up 0.74 percentage points to 4.35%. KT (3.23%) and HA (3.36%) remained the lowest-yielding postcode areas.
