    1.1 Overview

    In August 2026, the average price paid for completed property transactions in England and Wales stood at £363,343, down 4.0% year-on-year. Average monthly rents rose 3.8% over the same period to £1,186, while gross rental yields expanded by 0.30 percentage points to 3.92%. The average price paid fell across all four property types, while rents and yields moved in the opposite direction.

    The national average price paid fell 4.0% year-on-year to £363,343. The average price paid for detached properties fell the most, down 7.4% to £496,170, while semi-detached homes were the most resilient at -2.1% to £333,205. Terraced properties fell 4.2% to £307,550 and flats declined 3.4% to £292,336. At the regional level, London recorded the largest fall in average prices paid at -9.8% to £621,840, followed by the South East at -5.9%. The West Midlands was the only region to record growth in the average price paid, up 0.3%.

    The national average monthly rent rose 3.8% year-on-year to £1,186. Semi-detached properties recorded the strongest rental growth at 4.9% to £1,213 per month, while flats saw the smallest increase at 3.5% to £1,314. All regions recorded positive rent growth: the North West led at +6.2%, followed by the North East at +5.6% and Yorkshire and The Humber at +5.5%. London recorded the weakest growth at +2.8%, despite the highest average rent of £2,075 per month.

    The national gross rental yield expanded to 3.92%, up 0.30 percentage points year-on-year. All four property types recorded positive movements, with flats the highest yielding at 5.40% and detached the lowest at 3.59%. The North East recorded the highest gross yield of any region at 4.33%, while the East of England was the lowest at 3.79%. London saw the largest regional yield expansion at +0.41 percentage points to 4.01%, driven by falls in average prices paid against modest rent growth.
