    Wales recorded a volume-weighted average price paid of £251,226 in August 2026, down 2.1% year-on-year. Average monthly rents rose 5.1% to £790, and gross yields expanded to 4.00%, up 0.22 percentage points. SA was the only area to record price growth, while LD fell the most sharply.

    LD declined 11.3% to £292,556, though with only nine transactions this should be interpreted with caution. CF fell 3.7% to £271,480, NP declined 3.0% to £255,765, and LL was essentially unchanged at £237,906. SA was the sole area to record growth, up 2.0% to £231,124.

    LD led rent growth at 8.8% — from a low base — to £625 per month. SA rose 6.0% to £738 and LL gained 4.8% to £747. CF and NP both posted growth of 3.6%. CF recorded the highest average rent in the region at £969 per month.

    CF recorded the highest gross yield at 4.29%, followed by NP at 4.09%. SA expanded 0.14 percentage points to 3.83% and LL expanded 0.18 percentage points to 3.77%. LD recorded the lowest yield at 2.56%, reflecting its small sample size and high average price relative to rents.
