    Cardiff (CF) recorded a volume-weighted average price of £259,123 across the 12 months to August 2026, down 0.5% compared with the equivalent period a year earlier. The most expensive district was CF71 at £501,471, while the most affordable was CF43 at £105,362. CF14 remained the highest-volume district at 524 transactions, recording a price of £341,543 — down from £382,364 a year earlier. The Valleys districts (CF40–CF48) continued to represent the most affordable tier of the Cardiff postcode area.
