3.5 EC — City of London

The City (EC) recorded a volume-weighted average price of £751,906 across the 12 months to August 2026, down 15.3% compared with the equivalent period a year earlier. The most expensive district was EC2Y at £894,232, while EC3N was the most affordable at £546,500. Transaction volumes were very low across all EC districts — the largest, EC1V, recorded 56 sales — meaning these figures should be interpreted with caution. The prior-year comparison was heavily influenced by a small number of high-value transactions in EC2M and EC3A.
