    The London property market recorded an average price paid of £613,441 in July 2026, a decline of 12.9% year-on-year — the steepest fall of any English region. Average monthly rents rose 2.4% to £2,066, and gross yields expanded to 4.04%, up 0.61 percentage points. Across the 19 postcode areas with data, price movements were predominantly negative, with outer London areas faring considerably better than prime central zones.

    Price declines were concentrated in central and prime London postcode areas. SW recorded the sharpest fall at -27.0% to £773,845, followed by NW at -21.3% (£810,345), EC at -19.8% (£822,250), and W at -19.6% (£889,004). By contrast, four postcode areas recorded price growth: EN rose 5.8% to £543,649, UB rose 4.4%, DA rose 3.5%, and RM edged up 0.8%.

    Rents across London rose modestly overall. EC recorded the strongest growth at 5.1% to £2,825 per month, followed by EN at 4.1% and N at 3.9%. The W area was the only zone to see rents edge lower, recording a marginal decline of 0.5%. KT recorded the weakest growth among appreciating areas at just 0.4%, with an average monthly rent of £1,747.

    Gross yields expanded across most London postcode areas as price falls outpaced rent growth. SW recorded the largest expansion at +1.22 percentage points to 4.26%, followed by EC at +0.98pp and W and NW each up approximately 0.77pp. The E and SE areas offer the highest gross yields in London at 4.60% and 4.54% respectively. EN, DA, and UB recorded marginal yield compression, consistent with those areas recording price appreciation.
