    The North East recorded an average price paid of £213,320 in July 2026, up 3.5% year-on-year — the strongest growth in average prices paid of any region nationally. Average monthly rents rose 5.6% to £707, and gross yields expanded marginally by 0.08 percentage points to 3.98%. SR recorded an exceptional price rise of 20.8%, while DH was the only area to record a price fall.

    SR recorded price growth of 20.8% to £191,899, the strongest movement in the region. DL also rose strongly at +10.1% to £218,070, followed by TS at +4.8%. NE edged up 0.5% while DH fell 4.2% to £174,011 — the most affordable area in the region. NE remains the most expensive area at £235,870.
