    The North West recorded an average price paid of £265,980 in July 2026, up 2.8% year-on-year — one of only two regions to record growth in average prices paid nationally. Average monthly rents rose 6.1% to £874, and gross yields expanded by 0.12 percentage points to 3.94%. Price growth was concentrated in Warrington, Wigan, and Lancaster, while Blackburn and Oldham fell.
