    1.1 Overview

    In July 2026, the average property price in England and Wales stood at £354,544, down 5.2% year-on-year. Average monthly rents rose 3.1% over the same period to £1,176, while gross rental yields expanded by 0.32 percentage points to 3.98%. Purchase prices fell across all four property types, while rents and yields moved in the opposite direction.

    The national average price fell 5.2% year-on-year to £354,544. Detached properties saw the sharpest contraction, down 9.4% to £479,007, while semi-detached homes were the most resilient at -1.7% to £331,000. At the regional level, London recorded the largest decline at -12.9% to £613,441, followed by the South East at -5.9%. The North East and North West were the only two regions to record price growth, up 3.5% and 2.8% respectively.

    The national average monthly rent rose 3.1% year-on-year to £1,176. Flats recorded the strongest growth at 4.3% to £1,320 per month, while detached properties saw the smallest increase at 1.6% to £1,449. All regions recorded positive rent growth: the North West led at +6.1%, followed by the North East at +5.6% and Yorkshire and The Humber at +5.5%. London recorded the weakest growth at +2.4%, despite the highest average rent of £2,066 per month.

    The national gross rental yield expanded to 3.98%, up 0.32 percentage points year-on-year. All four property types recorded positive movements, with flats the highest yielding at 5.26% and detached the lowest at 3.63%. London saw the largest regional yield expansion at +0.61 percentage points to 4.04%, driven by falling prices against a backdrop of modest rent growth. The East of England recorded the highest gross yield of any region at 4.21%, while the West Midlands was the lowest at 3.73%.
